Legal
Terms of Use
Effective Oct 7, 2026
These terms apply to your use of sfhomebuyers.ai (the "site"), run by Something Better LLC ("we", "us"). By using the site you agree to them. If you don't agree, please don't use the site.
1. What the site is
The site publishes a general guide to buying a home in San Francisco and an index of contractors built from public permit records. It's free to use and doesn't require an account.
2. Information only, not professional advice
Everything on the site is general information for educational purposes. It is not legal, tax, accounting, lending, investment, insurance, appraisal or real estate brokerage advice, and it isn't tailored to your situation. Using the site doesn't create an attorney-client, fiduciary, agency or brokerage relationship with us. Rates, laws, taxes and market figures change often; check anything important with a licensed professional (a real estate attorney, CPA, mortgage lender, insurance broker or licensed agent) before you act on it.
3. The contractor index
- Listings are compiled automatically from public building, electrical and plumbing permit records published by the City and County of San Francisco on DataSF. Rankings reflect how many permits a firm appears on, not the quality of its work.
- We do not verify, recommend, endorse, vet or guarantee any contractor. A license number shown here comes from permit records and may be out of date; always confirm license status, bonding and workers' compensation insurance with the Contractors State License Board, check references, and get written bids.
- No contractor pays to be listed or to rank higher.
- Permit records can be incomplete or wrong, and some work isn't permitted at all. Declared job costs are estimates made at filing.
- Any agreement you make with a contractor is between you and them. We aren't a party to it and aren't responsible for their work, conduct, pricing or disputes.
- If you're a contractor and something about your listing is wrong, see corrections and removal requests.
4. No paid relationships
We have no referral, affiliate, advertising or other compensation arrangements with any lender, mortgage broker, title or escrow company, insurer, real estate brokerage or contractor mentioned on the site. Companies are named only as examples or because they appear in public records. If that ever changes, we'll say so on this page and next to the content it affects.
5. Not affiliated with the City
We aren't affiliated with, endorsed by or acting for the City and County of San Francisco, DataSF, the Department of Building Inspection or any government agency. Public data is provided by the City "as is"; see credits and licenses.
6. Acceptable use
You agree not to:
- use the site for anything unlawful, including harassing, spamming or discriminating against anyone;
- use contractor contact details for unsolicited bulk marketing, or to build a competing directory by bulk copying;
- scrape the site with automated tools in a way that burdens it (the underlying public data is available directly from DataSF);
- attempt to break, probe or overload the site, its database or its hosting;
- misrepresent your affiliation with us or imply that we endorse you.
7. Content and intellectual property
The site's original text, design, rankings and compilation are © 2026 Something Better LLC and are protected by copyright. All rights reserved. You may read, share links to and quote short excerpts with attribution for personal, non-commercial use. Public permit data is in the public domain. Photographs belong to their photographers and are used under the Unsplash and Pexels licenses; see credits. Names and trademarks of companies mentioned on the site belong to their owners and are used only to identify them.
8. Copyright complaints
If you believe something on the site infringes your copyright, email legal@sfhomebuyers.ai with: identification of the work, the URL of the material on the site, your contact details, a statement that you have a good-faith belief the use isn't authorized, and a statement, under penalty of perjury, that your notice is accurate and that you are the owner or authorized to act for the owner, with your physical or electronic signature. We'll review and remove material where appropriate.
9. Third-party links
The site links to other websites, including government sites, lenders, news sources and photo libraries. We don't control them and aren't responsible for their content, accuracy or privacy practices.
10. No warranties
The site and all content are provided "as is" and "as available", without warranties of any kind, express or implied, including warranties of accuracy, completeness, timeliness, merchantability, fitness for a particular purpose and non-infringement. We don't warrant that the site will be uninterrupted or error-free.
11. Limitation of liability
To the fullest extent permitted by law, we won't be liable for any indirect, incidental, special, consequential or punitive damages, or for lost profits, savings, data or opportunities, arising from your use of (or inability to use) the site or from any decision you make based on it, including hiring a contractor or buying a property. Our total liability for any claim relating to the site is limited to one hundred US dollars (US$100). Some jurisdictions don't allow these limits, so they may not fully apply to you.
12. Indemnity
You agree to indemnify and hold us harmless from claims, losses and expenses (including reasonable attorneys' fees) arising from your misuse of the site or your violation of these terms.
13. Governing law
These terms are governed by the laws of the State of California, without regard to conflict-of-law rules. Any dispute will be brought in the state and federal courts located in San Francisco County, California, and you consent to their jurisdiction.
14. Changes
We may update these terms. The effective date at the top shows the latest version, and continuing to use the site after a change means you accept it.
15. Fair housing
We support the federal Fair Housing Act and California's fair housing laws. Nothing on the site is meant to express a preference for, or limitation on, any buyer or renter based on race, color, religion, sex, gender, gender identity or expression, sexual orientation, marital or familial status, national origin, ancestry, age, disability, source of income, military or veteran status, genetic information or any other protected characteristic. Neighborhood information describes places, prices, housing types and services, not who lives there. If you see something that falls short of this, please tell us at legal@sfhomebuyers.ai.
